Move Out Information
The end of the semester is quickly approaching and in conjunction, the lease term. Pi Kappa Phi Properties wants to make all tenants aware of the of the house closing & Move-out Procedure following the Spring Lease term. Lease ending date can be found within the lease or at the top of your chapters property page.
Following the Move-out procedure below will help ensure you receive the greatest amount of your security deposit back within the shortest amount of time. If your permanent mailing address has changed, please login to your Tenant Web Access Account, under the general information tab. Updates must be made by April 30 in order to receive any applicable security deposit return in a timely manner. The move out procedure has been reviewed and approved by Pi Kappa Phi Properties and/or your location’s ownership group.
Property left behind after move-out and check out shall be considered abandoned. Failure to remove personal property shall constitute waiver on behalf of the Resident on all claims of lost, missing, damaged, or disposed of property. Removal charges shall be applied to the individual’s security deposit or excess thereof.
Move Out Inspections:
Each room shall be reviewed and photo-documented. Move-out documentation shall be compared to the move-in documentation to determine the final condition of the room(s) and premises. Residents shall not be assessed for normal wear and tear that is subject of the environment as determined by Pi Kappa Phi Properties.
Residents may accompany the check-out agent on the review/inspection of their room. Residents who forgo the option to accompany the check-out agent at their discretion hereby waive their right to dispute any findings and/or costs relative to the condition of the room as determined by Pi Kappa Phi Properties.

INDIVIDUALS SHALL BE RESPONSIBLE FOR THE FOLLOWING ITEMS:
Move-out Procedure (Suites and Rooms):

Prior to the Lease end date,all personal items and furniture must be removed from the room and premises.

The room must be clean; and ready for new resident move-in.

Remove all resident installations; i.e. decorative lights, shelves, etc.

Please remove all posters, wall hangings, nails, clips, and hanging instruments.

Clean/wipe down all House (provided) furniture.
-
Remove and properly dispose of all perishable items, debris, trash, etc.

Completely clean Kitchenettes including, but not limited to Refrigerators, Stoves, Microwaves, Dishwashers, counters, cabinets, etc.

Completely clean bathrooms, including but not limited to Toilets, Urinals, Lavatories, cabinets, counters, mirrors, etc.

Vacuum all soft (carpet) floor surfaces.

Remove completely all colored bulbs from light fixtures and return/reinstall original/standard colored bulbs.

Remove all resident/member installed LED and decorative lighting.
-
Turn in your room key(s) to your facility contact and that completes your move-out check.
Please be advised, should the above actions not be properly completed; all costs incurred in their completion shall be deducted from the individual Security Deposit.
THE CHAPTER SHALL BE RESPONSIBLE FOR THE FOLLOWING ITEMS:

Prior to the Lease end date, all common areas should be cleaned of all trash, debris, discarded items, personal property, miscellaneous items, etc. from all exterior areas including but not limited to: lawns, grounds, patios, porches, parking areas, Garage(s), Shed(s), etc.

Completely remove and clean up all trash, debris, discarded items, personal property, tenant/member furniture, miscellaneous items, from all common areas; including but not limited to the Chapter Room, Dining Room, Kitchen(ettes), Common room(s), storage rooms/closets, mechanical rooms, stairways, Laundry Room, etc.

Chapter house furniture (dining/chapter tables, chair, sofas, bookcases, etc.) may stay in the building and stored properly as needed.

Clean/wipe down all house (provided) furniture.

Chapter property (composites, awards, etc.) may stay in the building “as is” “where is”.

Chapter ritual items should be stored in a safe and secure location in the building prior to closing.

Completely clean common area bathrooms, including but not limited to Toilets, Urinals, Lavatories, cabinets, counters, mirrors, etc.

Thoroughly sweep and mop all hardwood floors.

Vacuum any carpeted flooring areas.

Wipe down all wall surfaces, including but not limited to the Chapter Room, Dinning room, Kitchen(ettes) Corridors, Bathrooms, Common Rooms, Stairways, etc.

Remove all fluid splatters and stains from ceiling surfaces.

Thoroughly clean all stairways, including but not limited to treads, risers, handrails, etc.

Remove completely all colored bulbs from light fixtures and return/reinstall original/standard colored bulbs.

Remove all resident/member installed LED and decorative lighting.
